Communication

Whilst efficient administration is obviously vital we are also aware of the human dimension of our job. Along with the lease, you, the lessees, are the most important part of any Residential Management Company. This is commonly overlooked by Agents. We view communication with equal importance to the qualifications needed for the job. Our strength is ensuring lessees are kept informed of all aspects of their development through meetings and correspondence. We like to work collaboratively and view our relationship with the committee very much as a partnership. By regular liaison with directors we can ensure that we prioritise as you see fit with regards to all aspects of the management of the development. This enables us to work effectively, taking into account the best interests of the site and all lessees.

Surgeries and Site Visits

We are also committed to visiting our sites regularly. For larger clients we offer "surgeries" where your property manager will be on site for a number of prearranged mornings to meet lessees to offer advice, resolve issues and explain decisions. Smaller sites can agree visits as they see fit.

Location

We only manage local sites, as we believe that gives us an advantage. We know the local property industry well and have good working relationships with reputable contractors based in the area. It also means we are on hand when required.

Availability

We also have sensible portfolio sizes for our property managers. This may seem obvious but from regular client feedback we know the importance of being able to speak with your property manager, in person. This basic lessee need is again regularly overlooked by much of the industry. Our managers have the time to manage coherently, proactively and to agreed timescales. We also have the capacity to be reactive which, with any building, is required from time to time. We know the frustration of trying to resolve issues efficiently through a call centre by staff who have never seen your development.

In depth site knowledge

We pride ourselves on this aspect of our work. Your property manager will be both available and possess a full understanding of the special features and requirements of your development. When you contact your property manager they need to be able to offer effective solutions.

Overview

We feel that your property manager should have a holistic view of your specific development. They should be aware of the finances of the block (including any arrears), approved rolling maintenance programmes, future major work requirements, lessee disputes and major calendar dates e.g. insurance renewal dates. This is not the case with many agents. Often your property manager has little or no say in how or when these crucial elements of your Management Company are administered.

We believe the property manager has a duty to ensure they are aware of all the aspects of the running of your development and are able to offer informed decisions at all times.
